Building Horrors: A Case study of spooky defects
As it is Halloween, it’s the perfect time to explore the eerie realities lurking within our buildings. In our work with Building Fabrics and Maintenance, RPMG frequently encounter alarming issues in buildings and defects that can send shivers down anyone’s spine. In this case study, we will uncover some of the most chilling findings from our site visits, showcasing the alarming issues we’ve encountered and the solutions we recommend.
Join us as we shine a light on the spooky side of building maintenance…
Flat Roof Membrane.. Split!
Damage before works completed on a clients roof:
Here, we can see (a rather eerie looking) split in a flat roof membrane. A client noticed their commercial building was experiencing a leak, which led to extensive water damage and began delaying operations.
They called the experts, who after conducting a thorough investigation, identified the source of the issue. This survey included the removal of the ballast, which is simply a layer of gravel or pavers used to stabilise the roofing membrane.
Unfortunately, this roof had reached the end of its natural lifecycle. We completed a robust repair and recommended a new seamless liquid waterproofing system for long-term protection. An annual inspection by RPMG could have saved this client thousands of pounds in damage.
Gutter Ghouls: When Plants Take Over
A small volume of the vegetation we removed:
These images show exactly what we saw when we went to complete s gutter clean for a values client. These images show plants, and even a small tree, growing out of gutters of our clients valued asset.
Many issues can be caused from vegetation and other debris in gutters, including:
- Clogging – Prevents rainwater from draining properly, and cause overflow
- Structural Issues – Debris and plant growth can add weight, which may cause them to sag or detach, leading to costly repairs.
Having these gutters cleaned and checked to be in their best condition will have allowed the client to save a lot in future costs as damage is likely to have been reduced… Preventative Planned Maintenance!
After the site visit, our team recommended a full survey and report of the Siphonic System. We would recommend any client to have a bi-annual gutter clean, to prevent this happening to your buildings, which is delivered under one roof by your experts working at height.
To prevent your building having any future issues, remember….
